A common way to violate sellers of land contracts is by refusing to transfer ownership of the house when the buyer pays the balance of the contract. In this case, the buyer can file an «unspoken title» appeal in the district court. This requires the judge to either order the seller to transfer the property to the house or to declare that the buyer is the owner. The buyer can only do so after the last payment. In a case of payment violation, if the judge decides for the seller, they are tried for the amount they are in arre with.
